My Roof Is Leaking? Here's What to Do Right Now

First 10 Minutes: Protect the Inside

The roof can wait a few minutes. Your floors, furniture, and electronics cannot. Move everything valuable out from under the drip, then put down buckets, pots, or towels. If you only have one bucket, empty it often, because an overflowing bucket is worse than no bucket at all.

If the ceiling is bulging, water is pooling above it. Put a bucket underneath and make a small puncture with a screwdriver so it drains into the bucket in a controlled way instead of bringing the whole ceiling down. And if water is dripping anywhere near light fixtures, ceiling fans, or outlets, turn off the breaker for that room. Water and electricity are a bad combination.

Stay Off the Roof

A wet roof is one of the most dangerous surfaces you can stand on. Do not climb up in the rain with a tarp. Falls from roofs send people to the hospital every year, and a panicked repair in bad weather usually makes the leak worse. Take Photos of Everything

Before you clean up, photograph the leak: the drip itself, the stained ceiling, any bulging, and water on the floor. If you can see the roof safely from the ground, photograph that too. What Not to Do

  • Do not caulk or paint over the stain inside. That hides the symptom without stopping the water, and trapped moisture grows mold behind the paint.
  • Do not assume the leak is directly above the drip. Water travels along decking and rafters, so the entry point is often several feet away from where it shows up inside. Here is why leaks are hard to trace.
  • Do not wait until morning if water is actively coming in. An hour of dripping is a cleanup. A night of it is new drywall, new insulation, and possibly mold remediation.
  • Do not sign anything from a stranger who knocks after a storm. Get a proper inspection and a written estimate first. Ours is free.
