Madison Roofing is owned and operated by Vincent Cooper, and we are based right here in Sugar Land. We are residential roofers first — repairs, replacements, and storm damage are the core of what we do every week. We also handle commercial roofing systems including TPO, EPDM, metal, flat and low-slope, and built-up/bitumen, with the same free inspections and 24/7 emergency response we give homeowners.

- Commercial roofing — TPO, EPDM, metal, flat/low-slope, and built-up systems.

How We Work
- We inspect first, with photos. Every job starts with a free inspection — attic, roof surface, flashing, penetrations — documented with photos so you see what we see.
- Written estimates, no surprises. You get a clear breakdown of the work and the price before anything starts.
- No pressure. If your roof is fine, we tell you. If a repair beats a replacement, we say so. We do not sell work you do not need.
- Written warranties. Two years of labor coverage on repairs, five years on new installs — both transferable if you sell your home.
- Free annual checkups. Once a year we come back and check the roof, free, so small issues get caught before they become expensive ones.
What We Believe
Roofing has a trust problem, and we know it. Too many homeowners have paid for work they did not need — or paid twice because the first fix missed the real problem. Our answer is boring on purpose: honest diagnosis, only the work the roof actually needs, photos to prove it, and warranties in writing. If that approach costs us a sale now and then, that is fine.
