How Often Should I Get My Roof Inspected?

The Simple Answer: Once a Year, Plus After Storms

Your roof should be inspected once a year, and again after any major storm with hail or high wind. That is it. A yearly check catches small problems while they are cheap. A post-storm check catches damage early enough to document it for insurance. Skip both, and the first sign of trouble is usually a stain on the ceiling, which means the damage has been growing for a while.

In our part of Texas, once a year is not just a suggestion. Between hail season, hurricane season, and summer heat that bakes shingles, roofs here take more punishment than roofs in most of the country.

What an Inspection Catches Early

Most of what we find on inspections is small and fixable. Left alone, it turns into the expensive stuff:

  • Lifted or creased shingles from wind, which let the next rain get underneath.
  • Cracked or dried-out flashing around vents, pipes, and chimneys, the most common leak source we see.
  • Worn pipe boots, the rubber seals around plumbing vents that crack in Texas heat.
  • Granule loss, which you can see as bald spots or find as grit piling up in the gutters.
  • Clogged valleys and gutters that trap water on the roof instead of moving it off.
  • Soft decking you can feel underfoot on the roof long before it shows inside the house.

A $200 flashing fix found on an inspection beats a $2,000 interior repair found by a ceiling stain. That is the whole point.

What Our Free Inspection Includes

Ours is free, and it is thorough. We walk the full roof, check every flashing point, vent, and penetration, look at the gutters and valleys, and check the attic when we can get to it. We use drone inspections for steep or hard-to-reach roofs. You get photos of everything we found, good and bad, and a written estimate if anything needs work. No pressure, no obligation.

If the roof looks great, we tell you that. Plenty of our inspections end with "you are in good shape, see you next year." That is the point of the free annual checkup: you get peace of mind, and we get to know your roof before anything goes wrong.

Every customer gets free annual checkups. Once a year, we come back out and look the roof over at no charge. It keeps small problems small, it keeps your warranty in good standing, and it means you have dated photos of your roof's condition year over year. What Happens If We Find Something

How long does a roof inspection take?

Usually under an hour for a typical home. Steep or complex roofs can take a bit longer, especially if we fly the drone for hard-to-reach areas.

Do I need to be home for the inspection?

It helps, because we can show you what we find in person and answer questions on the spot. But if you cannot be there, we can do the inspection and send you the photos and written findings afterward.

What if you find damage?
