Why Nobody Can Price Your Roof Over the Phone
If a roofer quotes you a number without seeing your roof, that number is a guess designed to get a foot in the door. Real roof pricing comes from measurements and conditions, and here are the factors that actually move it:
- Roof size. Roofers measure in squares (100 square feet each). Bigger roof, more material, more labor. This is the single largest factor.
- Pitch and complexity. Steep roofs take longer and need more safety setup. Cut-up roofs with many valleys, dormers, and angles need more flashing work and generate more material waste than a simple gable.
- Tear-off layers. One layer of old shingles comes off faster than two. What is underneath matters too.
- Decking condition. Rotten or soft decking gets replaced, and you do not know how much until the old roof comes off. A straight roofer prices decking per sheet in the estimate so there are no surprises.
- Material choice. Architectural shingles are the standard value pick. Metal costs more upfront and lasts far longer. The material sets both the material and labor portions of the price.
- Flashing, vents, and details. Chimneys, skylights, pipe boots, and wall transitions all need proper flashing. Cheap estimates often skip these and the roof pays for it later.
What a Real Estimate Looks Like
A written estimate you can trust breaks the job down instead of hiding behind one number: tear-off, decking allowance per sheet, underlayment, shingles or metal, flashing and vents, and cleanup. Red Flags in Roof Pricing
- A price with no inspection. See above. It is marketing, not an estimate.
- Vague allowances. "Decking as needed" with no per-sheet price is where surprise charges live.
- Pressure to sign today. A real estimate is good for more than an afternoon. Anyone who says the price expires tonight is selling urgency, not roofing.
- Cash-only discounts with no paperwork. No contract means no warranty you can enforce.
Insurance and Replacement Cost
If storm damage is involved, your insurer may cover part or all of a replacement, minus your deductible.
