Then we check the attic for water paths, inspect the shingles, flashing, valleys, ridges, vents, and penetrations (with drone photos for steep or fragile areas), and finish by showing you photos and explaining the findings in plain language. How often should my roof be inspected?
Once a year, plus after any major storm. Madison Roofing offers free annual checkups, so there is no reason to let small issues turn into expensive ones.
Does your warranty transfer if I sell my home?
Yes. Both the 2-year labor warranty on repairs and the 5-year labor warranty on new installs transfer to the buyer when you sell. Just let us know so we have it on record.

How long does a roof repair take?
Most repairs take a few hours to a full day depending on the scope — a pipe boot is quick, decking replacement takes longer. Your written estimate includes a realistic timeline before work starts.
Can you repair a roof that is 15 to 20 years old?
Yes, if the roof is structurally sound — age alone does not rule out a repair. But at that age we check carefully whether a repair is smart money or just delaying an inevitable replacement, and we tell you honestly which one it is.
Will insurance pay for my roof repair?
It depends on what caused the damage. Sudden storm damage is often covered; normal wear and aging usually are not — and you will owe your deductible either way. We document everything with photos and written findings and can meet your adjuster on-site, but we cannot promise what your insurer will approve.
Do you repair pipe boots?
Yes — cracked pipe boots are one of the most common leak sources we fix, and it is usually a quick, affordable repair. A $20 boot left too long can cause thousands in decking and drywall damage.
Can you replace individual shingles?
Usually, yes. We match your existing shingle as closely as possible and check the surrounding roof, because shingles near wind damage are often loosened even when they look fine from the ground.
Why is my ceiling leaking when the roof looks fine?
Because water travels. It can run along decking, rafters, and underlayment for ten feet or more before it drips — so the ceiling stain rarely marks the actual entry point. Finding the true source, instead of patching the stain, is what makes a repair last.
How do I know if my leak needs emergency repair?
If water is actively entering your home, treat it as an emergency and call any time — day, night, weekend, or holiday. A slow stain with no active dripping can usually wait for a scheduled inspection, but do not ignore it: slow leaks rot decking quietly.
