The Honest Answer: Usually 1 to 2 Days
Most shingle roof replacements on an average Sugar Land home take one to two days from the time the crew arrives to the final cleanup. Larger homes, steeper roofs, or jobs that need decking repairs can run longer, but you will know the expected schedule before we start. No surprises.
Metal roofs and commercial systems like TPO or built-up roofing take longer because the materials and details are different. When we give you a written estimate, it includes a realistic timeline for your specific roof.
What Affects the Timeline
- Roof size. More squares of roofing means more tear-off and more installation. Straightforward.
- Pitch and complexity. Steep roofs and roofs with lots of valleys, dormers, and penetrations take longer because every detail has to be flashed by hand.
- Layers to remove. We tear off down to the deck instead of layering over, because layering hides rotted wood and traps moisture. Full tear-off takes a little longer and gives you a much better roof.
- Decking repairs. Once the old shingles are off, we inspect every sheet of decking. Rotted or soft wood gets replaced before anything goes back on. We cannot always see it from the estimate, so we flag this possibility up front.
- Weather. We watch the forecast and will not start a tear-off with rain on the way. If weather interrupts a job, we dry the roof in properly before leaving.
What the Workday Looks Like
The crew arrives in the morning and starts with protection: tarps over landscaping, plywood over windows near the work area, and magnetic sweepers staged for cleanup. Then the tear-off begins. Old shingles come off in sections, and debris goes straight into the trailer, not onto your yard.
Once the deck is exposed, we walk it and mark any wood that needs replacing. New decking goes in, then underlayment, then shingles from the eaves up, then ridge caps to finish. Vents, flashing, and pipe boots all get replaced or resealed as part of the job, not left behind. Expect noise, expect a full crew, and expect it to move fast.
Cleanup Is Part of the Job
A replacement is not done when the last shingle goes on. We run magnetic sweepers across the yard, driveway, and planting beds to pick up nails, haul away all debris, and do a final walkthrough with you. If you find a nail we missed afterward, call us and we will come back out. A clean yard is part of what you are paying for.
You Will Know the Schedule Up Front
Before any work starts, you get a written estimate with the scope, the price, and the expected timeline. If decking repairs come up during tear-off, we show you the wood, explain the cost, and get your okay before proceeding.
